Your Home-Buying Journey
Here's what to expect from signing to move-in day.

Agreement of Purchase & Sale
Sign your Agreement of Purchase & Sale and submit your deposit to secure your home at Orchard Hill.

Select Your Finishes
Meet with the builder to choose your finishes and upgrades. Don K. Clarke Construction is able to accommodate most customization requests.

Pre-Delivery Inspection
Before closing, you and the builder walk through your completed home together, confirming everything is ready for occupancy -- a step required by Tarion for every new home.

Closing Day
Your home officially becomes yours. This is also when your Tarion warranty coverage begins, marking the start of your 1-year, 2-year, and 7-year coverage periods.

Your First Year of Coverage
Report any deficiencies through Tarion's standard process: submit your 30-Day Form within your first month of occupancy, and your Year-End Form before your first year of coverage ends, both through Tarion's MyHome portal.
Your Tarion Warranty Coverage
Every home at Orchard Hill Country Townhomes is backed by the Tarion 7-year major structural warranty, plus a 1-year builder service warranty. Tarion is Ontario's mandatory new-home warranty program — here's what it actually covers, and when.
Year One
Comprehensive Warranty
- Defects in work and materials
- Ontario Building Code violations
- Unauthorized substitutions
- The home must be fit for habitation
Year Two
Systems & Building Envelope
- Water penetration through basement or foundation walls
- Water penetration into the building envelope
- Deterioration or displacement of exterior cladding (brick, siding)
- Electrical, plumbing, and heating delivery and distribution systems
- Ontario Building Code violations affecting health and safety
Years Three to Seven
Major Structural Defects
- Failure of a load-bearing part of the home's structure
- Any defect that materially and adversely affects the structure's ability to carry loads
Reporting Deadlines Matter
30-Day Form
First 30 days after possession
Year-End Form
Last 30 days of Year One -- your final chance to report Year-One items (only one Year-End Form is accepted)
Maximum statutory warranty coverage for freehold homes is $400,000. Submit forms and track claims through Tarion's MyHome portal.
